As property prices continue to dip and borrowing costs remain high, many UK households are opting to enhance their current homes rather than face the upheaval and expense of moving.
Rightmove’s latest statistics reveal that November saw the sharpest drop in asking prices in more than a decade, with an average fall of 1.8% and a surge in sellers reducing their expectations.
Amid these conditions, homeowners are increasingly embracing garage conversions to create extra living space without taking on a new mortgage.
Garage conversion specialist Pro Assist Property Services reports a strong rise in demand from people keen to adapt their garages into everyday living areas.
“Most people don’t even use their garages for parking anymore,” said Asa Herbert of Pro Assist Property Services. “Now, that space is being turned into something useful, a home office, a gym, or an extra bedroom.”
Pro Assist says the work typically starts from £10,000, with many projects completed in as little as two weeks.
The company also claims that a well-planned conversion can boost property value by as much as 10%, particularly in neighbourhoods where off-street parking holds less importance. While the shift began during the work-from-home boom, the motivations have significantly changed this year.
“Now, people want extra bedrooms, annexes, or a quiet space for relatives,” said Herbert. “A garage conversion is one of the easiest ways to get that room without moving, and in most cases, you don’t even need planning permission.”
Industry professionals warn that structural limitations can cause issues if the work isn’t handled properly. As garages were not built for habitation, problems such as dampness or insufficient heating may arise. “A proper survey and professional contractor make all the difference,” Herbert added.
