The new generation office building, Sofia Tech One, is now open.

Ivaylo Mutafchiev and Tseko Minev, two successful Bulgarian entrepreneurs, have recently launched their most impressive and innovative project to date – the Sofia Tech One office building. Located in the heart of the Bulgarian capital, this multifunctional administrative and business center spans over 30,000 sq.m and boasts 11 floors, each measuring 2,600 sq.m. The building also features a state-of-the-art two-level underground parking facility that can accommodate over 400 vehicles.

One of the most striking features of Sofia Tech One is its glass facade and central atrium, which allow for ample natural light on all office floors. The internal spaces are designed with functionality and comfort in mind, featuring cutting-edge acoustic ceilings, double floors, 3-Pipe VRF air conditioning systems, and the highest quality Schüco aluminum window panes. The building also meets all Class A requirements and has been rated “excellent” under BREEAM standards.

Sofia Tech One is equipped with a new generation microclimate management system, allowing for individual settings in each office and room. This not only provides a comfortable working environment for employees but also helps to reduce carbon emissions released into the atmosphere.

The building is owned by Ivaylo Mutafchiev and Tseko Minev, successful entrepreneurs with a proven track record of building internationally renowned companies. They are the majority shareholders of First Investment Bank, the largest Bulgarian-owned bank and one of the top 5 in the country. The bank has been headquartered in Sofia Tech One for the past 2 years, and the building still has space available for other businesses to join. However, with its high attractiveness to companies, it is expected to quickly reach full capacity.

One of the major tenants of Sofia Tech One is First Investment Bank (Fibank), which has taken advantage of the building’s high-tech features to become a role model in responsible and sustainable business practices. In 2022, the bank began to gradually shift its electric power supply to renewable sources. Today, up to 100% of the bank’s electricity needs throughout the country are covered by “green” sources, resulting in a significant reduction in its carbon footprint and the prevention of approximately 8,000 tons of CO2 emissions.
